Start with the envelope, not the equipment

  • Water heating. Heat pump water heaters and well-designed recirculation loops matter in houses with long pipe runs and multiple baths.
  • Pools, spas, and outbuildings. These can rival the house itself in energy use. Ask the seller for actual utility history.
  • Battery storage and backup power. Increasingly requested at the high end, both for resilience and to pair with solar.
  • Condominium buildings. In a Center City condominium, most of these decisions belong to the association. Review building systems, planned capital projects, and how utilities are metered and billed.

How this affects value at resale

Energy improvements do not translate dollar-for-dollar into price, and any agent who tells you otherwise is guessing. What they reliably do is broaden the buyer pool and shorten objections. A documented package of efficiency work, with invoices, warranties, and utility history, is far more persuasive than a vague claim that the house is efficient.
